I began working with my buyers in late July. Recently retired, they were relocating from Northern Virginia to be closer to what mattered most: their adult children, grandchildren, and an aging parent whose health was declining. This move wasn’t just a relocation—it was a lifestyle decision and a long-term plan for how they wanted to live, gather, and age in place.
Defining the Vision
From the start, their criteria was clear and intentional. They were searching for a home on Lake Wylie that offered:

While it can be tempting to push forward once under contract, my role is to protect my clients’ long-term interests—not just get to the closing table. After fully understanding the scope of the issues, they made the decision to terminate the contract and continue the search.

After months of focused searching, we found the one.
A beautifully built 4-bedroom, 4-bath waterfront home offering 3,643 square feet of thoughtfully designed living space, this property checked every box. It sat on a peaceful cove, featured a newer dock, and offered expansive water views from a back deck that felt made for rocking chairs, family gatherings, and slow mornings overlooking the lake.
It was advertised as an acre lot, generous, yet manageable, and instantly felt like a place where memories would be made for years to come. Not just a home, but a legacy.
Strategy in Action: Negotiation & Due Diligence
The home was listed at $1,340,000. Through careful analysis and strategic negotiation, we secured an initial purchase price of $1,325,000.
Then came due diligence, and with it, complexity.
During this phase, we uncovered several significant title issues that required extensive review, coordination with the closing attorney, and exploration of multiple resolution paths. As we worked through these challenges, closing was delayed three separate times.
Rather than rushing or compromising my clients’ protection, we leaned into strategy.
Ultimately, we renegotiated the purchase price down to $1,300,000 while preserving $26,000 in seller credits for repairs, ensuring my buyers were compensated for both the risk and the inconvenience.
To further validate the value, the home appraised at $1,410,000.
